An inspection service designed specifically for home-sellers, a Pre-Listing Inspection will help to ensure that negotiations with prospective buyers proceed without unanticipated difficulties. We’ll thoroughly inspect your home’s mechanical systems and structural components, sharing any information we learn about deficiencies in the home’s construction—information that can be shared with prospective buyers at the outset of negotiations to prevent later disagreements and delays.
New Construction Inspection
A New Construction Inspection should be set up before the builder is scheduled to perform a final walkthrough of the new home that you’re planning to purchase. When we arrive at the property, we’ll conduct a thorough evaluation of each completed, readily accessible area of construction. We’ll be looking for any defects that you need to know about in order to take necessary measures during final negotiations that will determine how associated repair expenses will be handled.
New Construction Phase Inspections
This inspection service allows us to collect critical information about a home’s condition at several different times during the construction process. We’ll usually conduct the inspection before the concrete pour, after the home is framed, and once more before the builder’s final walkthrough. In the event that we find mistakes or defective materials, they can be more easily corrected by the builders before construction progresses to the next phase.
11th Month Warranty Inspection
No owner of a brand new home wants to get off to a bad start by having to blow money on repairs that should have been addressed before the real estate transaction was final—and that’s why most home purchases are protected by a 1-year warranty through the builder. This inspection service will be conducted before your new home’s 1-year warranty expires, giving you a chance to learn about potential repair and maintenance issues that may be covered under your home’s warranty agreement.
Home Maintenance Inspection
We’ll perform this inspection service for current homeowners any time they would like some professional guidelines for properly maintaining the home’s condition. We’ll evaluate each visible and readily accessible area of the home, taking note of any maintenance issues we come across so that we can help you put a plan in place to continue protecting your investment.
Loan Draw Inspection
A Loan Draw Inspection will help you avoid many of the complications that can occur during the construction of a home due to disputes with the lender. We’ll thorough review the approved budget before arriving to the build site at multiple phases to ensure that deadlines remain realistic and that materials stored on site are not in violation of the loan agreement.
Consider scheduling a Re-inspection if another one of our inspection services led to the discovery of defects that have made you wary of your prospective investment’s current condition. If the seller of the property agrees to arrange for the defective components to be repaired or replaced, we’ll return to the property once that work has been accomplished to ensure that the correct measures have been taken and no other issues are present.
